We'll turn on lights, open blinds and fluff pillows, but the more photo-ready the home is, the more time we spend shooting. Declutter, move cars from the driveway, hide trash cans, pet items and personal items, and make the beds. Our Appointment Expectations guide has the full checklist.

Most appointments run 1 to 5 hours depending on the home's size and the services booked. The estimate is in your confirmation email.

Standard photos are professional wide-angle photos of the entire property. Luxury/editorial photos use a natural, editorial edit with more angles to choose from and 15 detail photos. See them side by side.

Real twilights are their own appointment, set 30 minutes before sunset. We shoot for about an hour, from the ground and the air. Our team turns on the interior and exterior lights and opens the blinds, so every window glows.

10 real twilight photos with a mix of drone and ground shots, delivered within 24 hours. Radiate Pro includes 10 real twilights, and Radiate Luxury includes 15 plus a twilight video.

Yes. If our schedule allows, we shoot twilight right after your daytime appointment. We can also shoot twilight in the morning, at sunrise.

No. We prefer the home to be empty so we can move quickly and keep every room clear. Just make sure we can get in. Our team handles the basics, like turning on lights and opening blinds. If the homeowner will be home, please share the timing with them ahead of time.

We replace the sky on our twilights with one of our curated sunsets, so a cloudy or colorless evening still looks its best. We only reschedule for rain, or if you'd like to.

Real twilights are shot on site at dusk for the most natural glow. Digital twilights are daytime photos edited to sunset, with no second visit. See them compared.

The Standard Highlight Video is 45 seconds and the Luxury Highlight Video is 60 seconds. Both come in vertical and horizontal formats.

Type 1 is a quick single-shot reel, Type 2 is a cinematic ground-and-drone reel, and Type 3 puts you on camera. See all three compared.

Yes, for $375 flat. Here's how it works.

Yes. Aerials are part of every photo and video service and every package, with no separate drone fee. In the rare case FAA rules or airspace restrictions don't allow a flight, we'll let you know before the shoot and capture everything else from the ground.

Some neighborhoods sit in controlled airspace, such as near the airport or in parts of Coronado. We check every address ahead of time and get authorization where it's required. If a flight isn't permitted, we'll let you know before the shoot.

Matterport includes a dollhouse view of the whole home. A Zillow 3D tour displays right on the Zillow listing. Radiate Luxury includes your choice of either.

Six months of hosting is included with every 3D tour.

Photos, floor plans and 3D tours within 24 hours. Videos within 48 hours.

We shoot as scheduled unless it's raining or you ask to reschedule. We replace the sky on every photo, and cloudy-day photos edit to about 80% of a sunny day. Video edits closer to 50%, so reschedule video if timing allows. More on weather.

Tell us what to remove (cords, cars, trash bins, small clutter) and we remove it in editing. Removals are complimentary in every package and $25 with standalone photos. Bigger edits such as grass replacement, adding objects, virtual staging or major alterations are separate paid services.

Yes. Green Grass Replacement is a separate add-on for $75, edited to look natural on the exterior photos you choose.

If anything falls short, we make it right or refund it, whichever you prefer.

Yes, free of charge as long as you let us know before our team arrives. If we arrive and can't complete the shoot for reasons outside our control, there's a $150 fee.

Your booking licenses the media to market that one listing, and Radiate keeps ownership. A new agent, a relisting or a different use needs a re-license. Re-licensing explained.
